The question at every open home

Buyers ask what they can build. The listing says STCA.

Agents field the same four questions on every residential listing. Most campaigns answer them with "subject to council approval", or pay a town planner per property.

Can I put a granny flat in? Is it duplex-able? Can I subdivide? Knock down or renovate? What's the FSR?

STCA is the question we answer for a living. A written answer, early in the campaign, lets serious buyers price the site and gives you a clear "no" on paper before auction day.

Your listing goes live

We pick it up from the portal, or you forward your "just listed" or open-home email. No forms to fill in.

Step 2

We review it

Zoning, FSR, height, lot size, hazard overlays, CDC and DA pathways, and the cadastre, checked against what the listing says.

Step 3

You get the summary

A one-page buyer summary to forward or print, plus the full report and slope plan if a buyer wants the detail.

Certainty for the vendor

If the site has real upside, a concept scheme or pre-DA turns "potential" into a defined project before sale.

What 18 listings showed us.

We sent free planning reviews on live listings in the Sutherland Shire, Illawarra, Central Coast and Eastern Suburbs. In most cases the review told the agent something the listing didn't.

Listing said 601 m². The cadastre says 592 m², and that difference decides four separate controls.

The portal showed FSR 0.5:1. A small-lot clause lifts both sites, to 0.784:1 and 0.831:1.

A clean "no" on development (C4 zone, lot below the dual-occupancy minimum), on paper before auction day.

Inside a TOD precinct, but 0.9 m short of the required width. Amalgamating with the neighbour unlocks it.
